Before PropDrop

The deal closed in March, the developer pays the commission in two parts, the agent wants his share, and the only record is a notebook and a WhatsApp chat. Nobody can say what the office really made this month.

The commission works itself out

A deal in PropDrop is one transaction on one unit: a resale, a primary sale from a developer, or a rental. It holds the buyer or tenant, the seller, landlord or developer, the unit, the final price, the commission percentage and the closing agent. Put in the price and the percentage and the commission amount is calculated for you. Create it straight from a won lead and the buyer, the unit and the agent are already filled in. Move it from reserved to contracted to completed and the linked unit follows: reserved, then sold or rented, and back to available if the deal is cancelled.

One status, two places

The deal moves, the unit follows

  1. Reserved

The unit is held as reserved

  2. Contracted

    Still reserved, commission usually starts

  3. Completed

The unit flips to sold or rented

Cancelled? The unit goes back to available. Create the deal from a won lead and the buyer, unit and agent come with it.

Payments in, refunds out

Commission collected vs still owed, payment by payment

Commission rarely arrives in one go. Record each payment as it lands, with its method (bank transfer, InstaPay, cash, cheque…) and a reference, and the deal shows commission collected against commission due. Deposits or installments you collect on the owner's behalf are recorded too, kept apart from your commission, and refunds come off the right total. Give the deal a due date and late commissions show up on the overview, so you know who to call.

Amounts in EGP. The deposit is in “all money in” but never in your commission, so the commission number stays honest.

The office side

What's left after the ads, the agents and the rent

Then the office side. Log what you spend on portal ads, marketing, agent commissions, salaries and rent, and the overview puts it together for any period: deal volume, commission due and collected, what's still owed, expenses and the net, month by month for the last twelve months. A per-agent report shows each agent's deals and share of the commission. Each deal prints as a commission statement, and on the top plan everything exports to CSV for your accountant.

Rentals too

A yearly rent in Dubai is a deal like any other

Pick rent as the deal type, set the rent start and end, and the commission is the same sum on the yearly rent. Deals can be in EGP, AED, SAR or USD.

How it works

Three habits, one honest number

  1. 1

    Open the deal

From a won lead or from scratch: unit, buyer or tenant, final price, commission % and the closing agent.

  2. 2

    Record the money

Each commission payment, deposit or refund as it happens. Collected and still-owed update on their own.

  3. 3

    Close the month

Log the office expenses and read the net per month, per agent and per deal type.

What's in a deal

Everything the money needs, nothing it doesn't

  • Sale, resale, primary sale from a developer, or rent, in EGP, AED, SAR or USD
  • Commission amount calculated from the final price and the percentage
  • Closing agent and their split percentage on every deal, with a per-agent report
  • Payments in and refunds, each with method, reference and date
  • Deposits collected for the owner kept apart from your commission
  • Reserved → contracted → completed, and the linked unit's status follows
  • Expenses by category and the net per month for the last twelve months
  • A printable commission statement per deal; CSV export on the top plan

EGP · resale

A resale brokerage in New Cairo

Twelve deals a month at 2.5%, half the commission at contract and half at handover. Late halves show up on the overview before anyone forgets them.

EGP · primary

A developer's sales partner

Primary sales across two compounds, commission paid by the developer in batches. Each payment lands on the right deal and the monthly net stays honest.

AED · rent

A rental office in Dubai

Yearly rentals in AED with a rent start and end on each deal, commission collected on signing, and the agent's split in the monthly report.

Questions

Before you trust it with the commissions

Only the owner and managers. Sales agents don't see deals, payments or expenses at all: the pages are closed to them and the database refuses the data too.
